In Brisbane’s CBD, Dexus and JV partner Marquette Properties had acquired a former government tower at 41 George Street with a clear strategy: buy, reposition, and sell. The asset was being converted into purpose-built student accommodation (one of Australia’s fastest-growing real estate classes) with completion scheduled for October 2026 and a planned sale six months later. The challenge was to build confidence and shift perception well before a single student moved in.

The site was ideally placed: walking distance to QUT and near Griffith University’s future CBD campus opening in 2027. But in a sector shaped by operational sameness and institutional aesthetics, brand became critical to standing apart. The insight

Despite arriving from vastly different backgrounds, students' needs and expectations were remarkably aligned. They weren't just looking for a bed and a desk, they wanted connection and experience. A sense of community, thoughtful facilities, and a place that genuinely felt like home.

The idea

'A home from home' captured a universal truth that could resonate across every audience. For students, it promised belonging and warmth in a new city. For investors and universities, it signalled emotional intelligence and operational credibility.

The Botanic House brand has landed exceptionally well across our internal team and with our stakeholders. It’s played a key role in supporting early engagement and has already been embedded across our marketing materials and stakeholder presentations. The onsite hoarding has also sparked strong interest and enquiry, helping reposition the asset and elevate its perception well before completion.
